This charter will officially approve the construction of a tiny house for the family of Iggy and Dr. Jane Loyola. The project plan will include the scope and objectives, the project framework, milestones, and the project budget. The project sponsor will approve and assign all the resources necessary for the completion of the project.
Project Scope and Objectives
The purpose of the house is to accommodate the family of Iggy and Dr. Jane Loyola. The project will meet the needs of Iggy’s family and enhance the completion of other plans for the family. Also, the project objectives include reducing the high rental rates in Denver as well as ensure the tiny house is completed with the four-month timeline.
Project Milestones
The project plan will be approved based on the milestones scheduled. The project will commence upon the arrival of resources and the approval by the county inspection. The high-level milestone will have the following schedule:
Loyola’s will start by selecting and purchasing the site for construction two weeks before the project begins.
January 1st, 2017 – Design from the architect.
January 6th, 2017 – Soil testing, Site preparation, Landscaping, and installation of underground utilities.
January 23rd, 2017 - Concrete and foundation work
February 12th, 2017 – Removal of foundation forms and COO inspection
February 14th, 2017 - External framing and roofing
February 28th, 2017 – install Siding, sheathing, vapor barrier,
March 8th, 2017 - Internal framing,
March 13th, 2017 – Install Rough-in and finish Plumbing; finish electrical.
March 22nd, 2017 - Drywall installation and painting
April 11th, 2017 - Internal and external finishing, painting,
April 25th, 2017 - Final county inspection
April 30th, 2017 – House opening event
Project Budget
The construction is estimated to use a budget of $170,000 which will be funded by the Iggy and Dr. Jane Loyola family. The cost will cover for all the expenses for the project and pay for the legal requirements as well as the percentage for the project manager and the architect.
